Garage Inspections
Garages In Ontario houses with attached garages are required to maintain a fume barrier between the garage and inhabiatable areas of the house. This requires drywall with one coat of tape and mud applied. As a homeowner you should check your garage to ensure no holes penetrate this fume barrier which can allow gases to enter the home.
Interior Doors Any door entering your home from the garage is required to be protected with an auto closure device. When released an interior door from the garage is required to close and latch.
Since the early nineties the auto door closures in garages are required to have a safety beam system for protection of anyone entering or leaving when door is in operation.
Many people attach storage devices to their garage roof trusses. A roof truss is an engineered product and is designed to support your roof load. Hanging a load from your truss is using system for completely opposite use for which it was designed. Using your garage truss would not be allowed unless you have a qualified engineer design plans for system and stamp them.
Stairs in a garage must meet the requirements of the Ontario Building Code for handrails and guards if steps are over 23 5/8 inches in height.
If adding heat to a garage then a proper vapour barrier should be installed on walls and ceiling and a roof vent added to the created attic. Not installing a roof vent will cause early failure of shingles.
