Water Heater Inspection
Natural Gas Water Heaters
Every water heater should have a water shut off other than the main water shut off. This is usually required to be located within arms length of heater.
The Temperature / Pressure Relief valve is typically set to release if pressure exceeds 120 psi or temperature rises above 210 degrees. A discharge drain line is required to be attached to PRV and extend to within 6 inches of ground.
Most hot water tanks have a "Sacrificial Anode" installed to prevent corrosion to water tank. This rod is made from zinc or magnesium which will corrode before the tank will. This will prevent tank from corroding and will extend life of your tank. Most manufactures recommend draining a gallon or two from hot water tank to remove sediment and sludge.
Gas water heaters should be installed with 30 inches clearance in front and should not be installed in bahrooms, bedrooms or closets.
Thermostatic Mixing Valves maintain and limit mixed hot water to a desired, selectable temperature, helping to minimize thermal shock. this also allows water in hot water tank to be stored at a high enough temperature to prevent bacteria growth. They also provide a very accurate control of water temperature.
The Canadian national code stipulates that hot water installations in new residential construction requires water delivered to fixtures to have a controlled maximum temperature of 49C (120F).
