Outbuildings
These are usually structures built after the home was completed and can include, separate garages, pool houses, saunas, barn or shed, boat house or granny flats.
Permits Many times structures are erected on a property without obtaining the necesarry permits. In Ontario any structure over 108 sq. ft. requires a building permit.Stairs Most outbuildings have improper entrances and stairs that would not meet current building code requirements. Handrails and guards are also required on outbuildings if there is a sufficient height requirement.
Workmanship Typically older outbuilding structures are built with lower standards than the home and there is usually not much upkeep done which can sometimes lead to structure being unsafe. Rotting wood supports and cracked foundations are often ignored. Often a structure is better to removed rather than obtaining proper permits and repairing building.Floors Hardwood floors should be checked for squeaking, cupping from moisture and installed baseboards. Many homes have stick down vinyl tiles which if not properly installed can have mis-aligned seams and visible gaps. In older homes the older 9 inch floor tile may contain asbestos. Carpet shoudl be firmly streached and all seams should be tight and not readily visible. Ceramic tile shoud be carefully inspected for cracks, especially near appliances and doorways. Also check grout for cracking or staining.
