Interior of the Home
Doors All interior doors should be squarely installed in frames and latch when closed. Many doors fail to latch because of improper installation or from material swelling or shrinking from changes in humidity. Usually just adjusting striker plate is all that is required.Plumbing- Some of the problems you may encounter in your kitchen are leaking or loose taps, improper S trap installed, leaking traps, and improper venting.Inspect any built in microwave to ensure it is properly vented. Many exhaust fans are not properly hooked up to an exterior vent and continue to vent into the kitchen.
Stairs Stairs should be equal in height and height of risers should not exceed 7 7/8 inches. Any set of stairs with 3 or more treads is required to have a handrail in Ontario. Your handrail is required to be continous in lenght and must be graspable for entire length.
Windows All windows should be operated and screens should be installed. Casement windows should be inspected for loose or stripped mechanisms, sash windows to inspected to ensure counter weight is not missing and all thermal seals checked for leaks.
Floors Hardwood floors should be checked for squeaking, cupping from moisture and installed baseboards. Many homes have stick down vinyl tiles which if not properly installed can have mis-aligned seams and visible gaps. In older homes the older 9 inch floor tile may contain asbestos. Carpet shoudl be firmly streached and all seams should be tight and not readily visible. Ceramic tile shoud be carefully inspected for cracks, especially near appliances and doorways. Also check grout for cracking or staining.
